
In the age of artificial intelligence (AI) , industrial infrastructure needs are changing. Demand is now also focused on optimizing data centers, servers, power systems, and cooling systems.
“Companies are no longer just looking for square meters; they require infrastructure that responds to increasingly specialized operations and allows them to grow in the long term,” said Jonathan Pomerantz, investment director at Meor .
Amid these needs, Meor, a Mexican firm specializing in industrial real estate projects, reached a lease agreement in Tijuana with Daikin Applied Americas , a provider of advanced heating, ventilation and air conditioning systems and services, for a period of 10 years and an approximate value of 100 million dollars (USD), which represents a milestone for being, according to Meor, the largest industrial lease in the history of that city in northern Mexico .
The transaction comprises more than 705,000 square feet of industrial building and nearly 800,000 additional square feet of open land at HubsPark Technology Campus , intended for Daikin’s production and storage operations.
According to a statement, this was driven by the growing demand for air conditioning and cooling solutions for data centers in North America , a segment that requires specialized industrial infrastructure to support its expansion.

The above is relevant, since Baja California attracted 1.743 billion USD of Foreign Direct Investment (FDI) during the first half of 2026, an annual increase of 8.1%, making it the fourth largest recipient of foreign capital in Mexico, according to figures from the Ministry of Economy (SE) , cited by Meor.
The company currently has over 100 projects and assets exceeding $1.24 billion . Its portfolio serves industries such as electronics, data centers, automotive, manufacturing, assembly, and medical devices.
As well as more than 150 investors, 10 managed funds and more than 1.3 million square meters optimized in Mexico.
