Colliers , a global company in corporate real estate services and investment management, reported in its latest report that the industrial real estate market in the Metropolitan Area of the Valley of Mexico is going through an adjustment stage , characterized by lower absorption of spaces and an increase in the availability of properties, while the construction of warehouses continues, particularly in the Zumpango-AIFA corridor.
According to the analysis, the cumulative net absorption of Class A spaces reached 144,852 square meters (m2) between January and September of this year, a decrease of 73.62% compared to the 549,139 m2 registered during the same period of 2025.
Meanwhile, the availability rate increased from 2.21% to 5.06% year-on-year. And cumulative transaction activity exceeded one million square meters , although it registered a 5.66% decrease compared to the previous year.
Despite this behavior, the construction of Class A industrial spaces reached 1.62 million m2 distributed across 58 properties, reflecting the continuation of new developments in the region.
Zumpango-AIFA focuses on new developments
One of the main changes is observed in Zumpango-AIFA , a submarket that includes Teoloyucan, Zumpango, T-Mex and the area surrounding the Felipe Ángeles International Airport (AIFA) , which Colliers has incorporated into its monitoring of the industrial market in the area.
This area concentrated 751,425 m2 under construction at the end of September , a growth of 69.49% compared to the same period in 2025, which is equivalent to approximately 46% of all Class A surface under development in the region.
This behavior contrasts with that of established corridors such as Cuautitlán, Tultitlán and Tepotzotlán (CTT), where the area under construction decreased by 47.33%, and Toluca-Lerma, which registered a reduction of 19.38 percent.
Regarding occupancy, Toluca-Lerma led the cumulative net absorption with 111,643 m2 , followed by Zumpango-AIFA, with 59,887 m2. In contrast, CTT registered a negative absorption of 52,423 m2 due to tenant departures.
Colliers believes the reported vacancies represent a temporary adjustment and expects the vacated spaces to be filled by new tenants in the coming months. Meanwhile, the weighted average monthly rent for Class A properties was $10.68 per square meter, compared to $9.82 a year earlier.
For the coming quarters, the consultancy anticipated moderate demand in the short term, accompanied by a greater supply of industrial spaces and relatively stable rental prices, with possible downward adjustments.
