<p><span dir="auto">Morales thanked the members for their trust and noted that teamwork will be key. Payán emphasized the importance of advancing the operational efficiency agenda.</span></p>
<blockquote><p><span dir="auto">“My commitment to this council is to advance an agenda where operational efficiency, value creation, and talent diversity move forward together; because the future of logistics depends not only on the reliability and certainty with which we deliver goods and services but also on how we are creating and designing the future of logistics from the present,” he emphasized.</span></p></blockquote>
<p><span dir="auto">For his part, Marichalar indicated his interest in contributing experience and solutions, while Ordóñez said that his participation seeks to add to institutional development.</span></p>
<p><span dir="auto">The new Board of Directors will aim </span><strong><span dir="auto">to continue the association&#8217;s projects, strengthen the representation of the 3PL sector in Mexico</span></strong><span dir="auto"> , and promote initiatives that boost competitiveness and innovation in the logistics industry; in addition to focusing on talent development and collaboration with national and international organizations.</span></p>

<p><span class="s1"><span dir="auto">E-commerce in Mexico continues to grow at double digits, maintaining this pace for the past six years, according to the </span><a href="https://amvo.org.mx/"><span dir="auto">Mexican Online Sales Association (AMVO)</span></a><span dir="auto"> , which reported a </span><strong><span dir="auto">20% increase by 2024</span></strong><span dir="auto"> ; but with this, the logistical challenges of serving an increasingly demanding market also grow.</span></span></p>
<p class="p1"><span class="s1"><span dir="auto">According to Felipe Ordóñez, CEO of </span></span><a href="https://www.promologistics.com.mx/"><span class="s2"><span dir="auto">Promologistics</span></span></a><span class="s1"><span dir="auto"> , the key to taking advantage of this opportunity lies in </span></span><span class="s2"><strong><span dir="auto">innovation, advance planning, and</span></strong><span dir="auto"> strategic infrastructure </span></span><span class="s1"><span dir="auto">.</span></span></p>

Rather than worrying about uncertainty, we&#8217;ve focused on preparing to take advantage of these opportunities,” Ordóñez said in an interview with T21.</span></span></p>

<p class="p1"><span class="s1"><span dir="auto">The executive explained that the company has just opened its </span></span><span class="s2"><span dir="auto">third distribution center in </span><strong><span dir="auto">Tultitlán</span></strong></span><span class="s1"><span dir="auto"> , State of Mexico, with a surface area of 20,000 square meters (m2), which will allow them to expand their capacity and respond to growing demand.</span></span></p>
<p class="p1"><span class="s1"><span dir="auto">With this expansion, Promologistics reached </span></span><strong><span class="s2"><span dir="auto">45,000 m2 of warehouse space and 42,000 rack positions</span></span></strong><span class="s1"><span dir="auto"> , strengthening its presence in the Valley of Mexico, an area that Ordóñez described as </span></span><span class="s2"><span dir="auto">strategic due to its connectivity with the entire country </span></span><span class="s1"><span dir="auto">.</span></span></p>

<p class="p1"><span class="s1"><span dir="auto">“Location plays a key role. From the northern part of the metropolitan area, we can quickly serve not only Mexico City, but also key regions like Monterrey and Guadalajara,” he commented.</span></span></p>

<p class="p1"><span class="s1"><span dir="auto">While the COVID-19 pandemic accelerated the growth of </span><em><span dir="auto">e-commerce</span></em><span dir="auto"> , it also highlighted </span><strong><span dir="auto">the logistics industry&#8217;s lack of preparedness</span></strong><span dir="auto"> , so Ordóñez stated that the sector has learned to manage peak demand on key dates such as El Buen Fin or Hot Sale.</span></span></p>
<p class="p1"><span class="s1"><span dir="auto">However, the challenge is no longer just to deliver faster, but </span></span><span class="s2"><span dir="auto">to offer personalized experiences </span></span><span class="s1"><span dir="auto">.</span></span></p>

<h4 class="p1"><strong><span class="s2"><span dir="auto">The real estate challenge</span></span></strong></h4>
<p class="p1"><span class="s1"><span dir="auto">Promologistics&#8217; growth in Tultitlán comes as the </span></span><strong><span class="s2"><span dir="auto">CTT logistics corridor (Cuautitlán, Tultitlán, and Tepotzotlán)</span></span></strong><span class="s1"><span dir="auto"> continues to lead the demand for industrial space in the metropolitan area of the Valley of Mexico.</span></span></p>
<p class="p1"><span class="s1"><span dir="auto">According to </span></span><span dir="auto"><span class="s1"><a href="https://www.cbre.com.mx/">CBRE</a></span><span class="s1"> &#8216;s </span></span><em><span class="s3"><span dir="auto">Marketview Industrial CDMX 2Q25</span></span></em><span dir="auto"><span class="s1"> report , this corridor accounted for </span><strong><span class="s2">47% of total activity </span></strong><strong><span class="s1">so far this year and </span></strong><strong><span class="s2">91% of new supply</span></strong><span class="s1"> , while maintaining minimum vacancy rates of just </span><span class="s2">0.8 percent </span><span class="s1">.</span></span></p>
<p class="p1"><span class="s1"><span dir="auto">The logistical dynamism is also reflected in the </span><strong><span dir="auto">gross absorption of industrial space, which reached </span></strong></span><span class="s2"><strong><span dir="auto">331,000 m2</span></strong><span dir="auto"> in the second quarter of 2025 </span></span><span class="s1"><span dir="auto">, with a cumulative total of </span></span><span class="s2"><span dir="auto">640,000 m2 </span></span><span class="s1"><span dir="auto">in the first half of the year, a figure 97% higher than the pre-pandemic period of 2019.</span></span></p>
<p class="p1"><span class="s1"><span dir="auto">The report highlights that the logistics sector was the main driver of this demand, accounting for </span></span><strong><span class="s2"><span dir="auto">69% of the market area </span></span></strong><span class="s1"><strong><span dir="auto">, reinforcing the importance of the CTT as a strategic epicenter</span></strong><span dir="auto"> for distribution throughout the country.</span></span></p>
<p class="p1"><span class="s1"><span dir="auto">In this sense, another challenge has been access to industrial space. For </span></span><span class="s1"><span dir="auto"> Ordóñez, this situation forced companies like Promologistics to </span></span><span class="s2"><span dir="auto">plan the opening of new warehouses a year in advance </span></span><span class="s1"><span dir="auto">, even without having guaranteed customer volume.</span></span></p>

<p class="p1"><span class="s1">The main impacts include an increase in fuel costs, delays in deliveries, vehicle wear and possible damage to cargo, loss of labor productivity, and interruptions in the supply chain, among others.</span></p>

<p class="p1"><span class="s1">“The chaos on the Mexico-Querétaro highway has a severe impact on the entire supply chain, generating additional costs and affecting the competitiveness of Mexican companies,” said Hugo Ruiz.</span></p>

<p class="p1"><span class="s1">For his part, Luis Felipe Ordóñez Medellín, general director of <a href="https://www.promologistics.com.mx/">Promologistics</a> , pointed out that the Mexico-Querétaro highway is a crucial artery for transportation in the country, so its paralysis generates major consequences.</span></p>

<p class="p1"><span class="s1">“Every minute lost on the Mexico-Querétaro line represents a delay that affects our customers’ confidence and generates additional costs. We cannot ignore the impact this has on our daily operations,” said Ordóñez Medellín.</span></p>

<p class="p1"><span class="s1">Experts agree that there is <strong>an urgent need to adopt technologies</strong> such as smart tolls and real-time monitoring to improve operational efficiency.</span></p>

<p class="p1"><span class="s1"><span>The 4PL began operations with a warehouse of just 400 square meters, responding to the needs of </span><strong><span>small and medium-sized enterprises (SMEs)</span></strong><span> that required logistics solutions to compete in an increasingly demanding market.</span></span></p>

<p class="p1"><span class="s1"><span>“We turned every challenge into an opportunity, trusting that adversity was not a limit, but rather a possibility to grow,” said Marcos Sulkin, president of Promologistics.</span></span></p>
</blockquote>
<p class="p1"><span class="s1"><span>Over time, Promologistics has overcome challenges such as long payment terms and the pandemic crisis, always maintaining a focus on innovation and continuous improvement.</span></span></p>
<p class="p1"><span class="s1"><span>Since its inception, the company has integrated </span><strong><span>technology as a key element</span></strong><span> to offer agile and efficient solutions.</span></span></p>

<p class="p1"><span class="s1"><span>“We are a technology company that does logistics, because without technology we could not get to where we are today,” said Felipe Ordóñez, CEO, in an interview with T21.</span></span></p>

<p class="p1"><span class="s1"><span>He added that thanks to advanced connectivity platforms, the company has managed </span><strong><span>to offer a personalized experience to each customer</span></strong><span> , managing complex inventories and increasingly tight delivery times.</span></span></p>
<p class="p1"><span class="s1"><span>He also explained that technology allows Promologistics to manage a vast number of SKUs and maintain an efficient flow of information between customers and partners.</span></span></p>
<p class="p1"><span class="s1"><span>This technological integration has been fundamental for the </span><strong><span>optimization of inventories and the reduction of costs</span></strong><span> for its clients, especially in the growing </span><em><span>e-commerce</span></em><span> sector , where delivery times have become critical.</span></span></p>
<p class="p1"><span class="s1"><span>Along these lines, as part of its growth strategy, Promologistics will double its operational capacity in 2025 with the opening of a third distribution center (cedis).</span></span></p>

<p class="p1"><span class="s1"><span>“We are building the third cedis to be able to grow with our clients and the market,” said Ordóñez.</span></span></p>

<p class="p1"><span class="s1"><span>This new facility will enable the company to meet growing demand and maintain its standard of operational excellence.</span></span></p>
<p class="p1"><span class="s1"><span>In addition, the company opened its first office in Spain, with the aim of serving as a bridge for European companies seeking to establish themselves in Mexico, said Felipe Ordóñez.</span></span></p>

<p class="p1"><span class="s1"><span>“The pandemic and trade tensions between the United States and China have boosted interest in Mexico, and we want to be the strategic partner for those companies looking to enter the Mexican market,” he added.</span></span></p>
</blockquote>
<p class="p1"><span class="s2"><span>On the other hand, </span></span><span class="s1"><span>Promologistics has reaffirmed its commitment to </span><strong><span>sustainability</span></strong><span> , focusing on reducing CO2 emissions and minimizing the environmental impact of its packaging.</span></span></p>
<p class="p1"><span class="s1"><span>In this regard, the general director pointed out that they are working with their transport partners to improve emissions throughout the logistics chain.</span></span></p>
<p class="p1"><span class="s1"><span>Part of this strategy also includes </span><strong><span>optimizing reverse logistics processes and reusing materials</span></strong><span> , reducing waste generated by logistics operations.</span></span></p>
<p class="p1"><strong><span class="s2"><span>Growth projection</span></span></strong></p>
<p class="p1"><span class="s1"><span>Felipe Ordóñez explained in an interview that the main challenge for Promologistics in the coming years will be </span><strong><span>to continue its rapid growth</span></strong><span> without losing its closeness to its customers.</span></span></p>

<p class="p1"><span class="s1"><span>“Our challenge is to grow fivefold in the next three years, but the most important thing is to ensure that we do not lose the quality and closeness to our customers, which has been key to our trajectory,” he said.</span></span></p>

<p class="p1"><span class="s1"><span>The manager also did not rule out opening a fourth winery, in response to demand, towards the end of next year.</span></span></p>
