The industrial real estate market in Monterrey maintained its dynamism during the second quarter of 2026 (2Q26), driven by the manufacturing sector and the arrival of new investments, according to the consultancy CBRE Mexico .

According to the Market View report , gross absorption or marketed spaces during the quarter reached 295,000 square meters (m²) , a growth of 125% compared to the previous quarter, derived from new industrial investments.

This performance allowed the cumulative absorption during the first half of the year (1H26) to reach 426 thousand (m²) , an annual increase of 19.1%, reflecting that the market continues to attract industrial projects despite a moderate economic context.

“The Monterrey industrial market continues to grow in a phase of normalization. Today it is moving towards a more sustainable balance, with greater competition among landlords and more favorable conditions for tenants,” highlighted Ramón Flores, Vice Chairman of CBRE Mexico Northeast region.

At the close of Q2 2026, the industrial inventory reached 17.99 million m² , after adding 93,000 m² of new supply during the period, representing a year-over-year increase of 6.3 percent . Apodaca accounted for 40% of the new developments, followed by Santa Catarina with 35%, consolidating their positions as the main centers of industrial expansion in the metropolitan area.

According to CBRE, the vacancy rate closed Q2 2026 at 6.8% , a slight decrease from 6.9% in Q1 2026, representing approximately 1.21 million square meters of available space . Construction activity totaled 521,000 square meters , although this was part of an adjustment process in response to increased market supply. The average monthly rent was $6.98 per square meter .

Manufacturing solidified its position as the main driver of real estate demand. This sector accounted for 78% of the total area sold , followed by logistics companies with 11% and high-tech companies with 6%.

By origin of investment, operations from the United States led the demand with 29% of gross absorption , followed by Denmark with 23% and Germany with 11 percent.

CBRE also highlighted the return of Asian investment , which contributed 74,000 m² of demand during the quarter . Furthermore, the average transaction size increased by 40%, reaching approximately 15,000 m² .

Nuevo León registered favorable economic indicators at the beginning of the year, with a Foreign Direct Investment (FDI) of 1,956.5 million dollars (mdd) in 1Q26 , equivalent to 8.3% of the national total.

In terms of employment, 38,000 new jobs were created between January and May, according to figures from the Mexican Social Security Institute (IMSS) . Of these, 52% were in the manufacturing sector.

El cargo Manufacturing drives demand for industrial space in Monterrey in Q2 2026: CBRE apareció primero en T21.

“We are providing the services as part of the logistics carried out by the teams that will be here in Mexico,” María Guadalupe Mancera Pérez, the company’s general director, told T21.

The operation includes torton -type units intended exclusively for the transfer of luggage and materials from airports to hotels and stadiums, as well as the subsequent return movement to the airport once the teams’ participation is over.

“These units receive the luggage and materials brought by the teams, transport them from the airport to the hotel, from the hotel to the different stadiums, return them, and then, after a month and a half, return them to the airport,” Mancera Pérez explained.

The company will allocate 10 units for this operation : three in Guadalajara, three in Monterrey, three in Mexico City, and one more in Cancun.

In addition to the transfer of luggage and uniforms, Tresguerras is already participating in coordination meetings with the International Federation of Association Football (FIFA) to learn about the operational restrictions that will exist during the matches and the controlled access around stadiums and concentration areas.

Mancera Pérez explained that the company has already identified the need to adapt its last-mile deliveries in light of road closures and restricted perimeters that will remain active even throughout the day on game days.

Logistics planning also takes into account possible impacts from traffic and massive concentrations of people in the vicinity of stadiums , so Tresguerras plans to reinforce its operational capacity by renting additional units if daily delivery productivity decreases.

“We also plan that if at any point, precisely because of the crowds or the excess traffic and the restrictions of zones, the average number of deliveries drops, we have planned to rent additional equipment,” he explained.

Mancera indicated that prior experience with large-scale events was one of the factors that allowed the company to be considered for the World Cup logistics . Among that experience, he mentioned transportation related to music tours, exhibitions, and other high-profile mass events.

“We have practically moved the high-level events ourselves. So, that’s where the recommendation to FIFA comes from,” he stated.

According to the directive, the approach was made through organizers with whom the company had previously worked on special operations.

Currently, Tresguerras operates a fleet of 3,400 highway trucks (more than 90% tractor-trailers) and around 1,200 last-mile units, in addition to a network of 214 terminals in the country.

PepsiCo Foods reported the implementation of a forklift simulator-based training program at its main logistics centers in Mexico City, Guadalajara, and Monterrey. This included the acquisition of three Apex Simulators simulation systems that will allow operators to train under controlled conditions and with precise performance metrics

“Forklift simulation has become a key tool for companies seeking to raise their safety standards and operational efficiency. Training in virtual environments allows for the development of critical skills, reduces risks, and significantly optimizes operator preparedness before entering real-world operations,” said José Miguel Montoya, Commercial Director of Apex Simulators.

The forklift simulator reproduces warehouse scenarios where operators can more safely develop their skills with loading and unloading maneuvers , operation in confined aisles, and simulation of real warehouse conditions.

The simulators also feature advanced telemetry that records every movement of the operator, facilitating objective evaluation and the identification of areas for improvement. In addition to providing training in safety protocols , they help strengthen the learning curve of future forklift operators and identify areas for improvement. Implementation in Mexico City, Guadalajara, and Monterrey allows the company to standardize training processes nationwide. This ensures that operators receive standardized training , optimizes training time, and reduces risks during training. El cargo PepsiCo Foods strengthens training with APEX forklift simulators apareció primero en T21.

VEMO will invest 825 million pesos (mdp) in Monterrey during 2026, which will be allocated to financing initiatives for drivers of mobility platforms , expansion of its charging network, a workshop specialized in electric vehicles and battery energy storage systems (BESS) .

“Monterrey is a strategic location for scaling up electric mobility. We are expanding access to electric vehicles with a broader portfolio, so that more drivers can join with financing options that fit their needs,” said Aarón Sáenz, director of VEMO Impulso.

Through VEMO Impulso, the company’s fintech arm , drivers of mobility platforms will be able to access a lease-to-own solution, with the aim of promoting financial inclusion, expanding access to electric vehicles and enabling better conditions for building wealth.

Under this scenario and as part of the 2026 expansion plan in Monterrey, this segment projects a deployment of at least one thousand vehicles to serve light and premium segments.

In parallel, VEMO reaffirms its commitment to the city with a strategic investment to expand its public fast charging infrastructure.

It is currently developing four charging stations that will add up to 60 fast chargers (equivalent to 7.2 megawatts) and will allow for 120 simultaneous charging sessions, with operations expected to begin this year. Additionally, the company plans to develop another 270 charging points, with operations estimated to begin between 2026 and early 2027.

“Monterrey is a major strategic bet for us, being a pioneering city in electromobility in particular and innovation in general in Latin America, where having a robust and reliable public charging network is an enabler to continue accelerating the adoption of electric vehicles,” said Carlos Levy, director of VEMO Charging Network.

Regarding the specialized electric vehicle workshop, VEMO indicated that it will be certified by multiple manufacturers, with a surface area of ​​1,800 square meters (m²) and an operational maintenance capacity of up to 1,500 vehicles per month. Furthermore, the strategy incorporates  integrated BESS systems at the charging stations to support their operation, thus promoting energy efficiency and operational resilience.

He specified that as part of his long-term vision, he plans to deploy approximately 23,000 connectors in his public and private network, and around 55,000 electric vehicles by 2030.

VEMO has raised over $500 million (USD) – $350 million in equity and $150 million in debt. Additionally, it plans to invest over $1.5 billion over the next five years to boost the clean mobility ecosystem in Mexico and Latin America.

The transportation and logistics sector is positioned as the main driver of expansion in the Mexican real estate market, according to the Investment Sentiment Survey by consulting firm CBRE Mexico for the first quarter of 2026 (1Q26). The study reveals that 83% of investors will maintain or increase their exposure to real estate , in an environment of greater macroeconomic stability and expectations of a less restrictive monetary policy.

Industrial and logistics lead the preferences with a 35% share, supported by a net absorption of 2.46 million square meters (m²) in the third quarter of 2025. Retail and data centers also strengthen their position with 18% and 8%, respectively, which consolidates them as diversification alternatives.

“The results of this survey confirm that the real estate market in Mexico enters 2026 with a more solid foundation, where price discipline, selectivity in transactions and a focus on strategic sectors such as Industrial and Logistics are shaping the course of investment,” said Lyman Daniels, president of CBRE in Mexico, Colombia and Central America.

The survey also indicated that investors identified the reduction in debt costs and the improvement in rental prospects , supported by controlled supply and firm occupancy demand, as key factors.

Regarding strategies, opportunistic and core approaches stood out , allowing for a balance of risk and return in portfolios. According to Santiago Mijares, head of capital markets Mexico at CBRE, this trend reflects a relatively stable macroeconomic environment and resilient demand , which opens up opportunities for value creation in the country’s main markets.

Capitalization rates remain stable compared to 2025 , with slight adjustments in industrials, transportation and logistics, retail , and business hotels, opening up performance opportunities in specific segments. Regarding markets, Mexico City remains the leading investment destination , with Monterrey holding steady in its position.

With the results of the Investment Sentiment Survey , CBRE Mexico confirms that the real estate market enters 2026 with a more solid foundation and that investors maintain confidence in Mexico , consolidating it as a key destination for real estate expansion.

El cargo Transportation and logistics lead real estate investment in Mexico apareció primero en T21.

Three consortia and one company submitted proposals for the construction and design of 30.75 kilometers (km) of the Saltillo–Nuevo Laredo train , segment 15 “b”, Monterrey metropolitan area.

According to the Railway Transport Regulatory Agency (ARTF) , the consortium headed by ICA Constructora submitted a bid of 11 billion 150 million 858 thousand 547.75 pesos, the lowest , while Proyectos y Estudios Ferroviarios had the highest proposal , with 15 billion 271 million 970 thousand 859.57 pesos.

Following the corresponding analysis, the ARTF indicated that the decision regarding this competition will be announced on December 19th.

The agency specified that it has  an allocation of 351 million 284 thousand 265.16 pesos for this project this year .

He explained that the work will be carried out in the states of Nuevo León and Tamaulipas, in order to connect the Monterrey Metropolitan Area with Nuevo Laredo.

The ARTF set the start of the work for January 16, 2026 , with an execution period of 1,020 calendar days.

It is worth remembering that ICA Constructora, along with Constructora de Infraestructura, Construcciones y Trituraciones, Constructora El Cajón, Compañía Hidroeléctrica La Yesca, Desarrolladora de Infraestructura Puerto Escondido, Controladora de Operaciones de Infraestructura and ICA Edificio Satélite, will have the construction and design of 100.05 km of this train in  segments 16 and 17 Unión San Javier–Arroyo El Sauz .

Meanwhile, for Operadora CICSA  (subsidiary of  Grupo Carso ) and FCC Construcción , it awarded the construction and design of 111 km in  segments 13 and 14, Saltillo–Santa Catarina .

Gami Ingeniería e Instalaciones , Construcciones Urales , Recal Estructuras and Azvi will have the construction and design of 136.28 km in segments 18, 19 and 20, Arroyo El Sauz–Nuevo Laredo .

The Railway Transport Regulatory Agency (ARTF) published the tender for the construction and design of 30.75 kilometers (km) of the Saltillo–Nuevo Laredo passenger train , segment 15 “B”, Monterrey Metropolitan Zone .

In the document, the agency specified that it has an allocation of 351 million 284 thousand 265.16 pesos for this project this year .

He explained that the project will be carried out in the states of Nuevo León and Tamaulipas, with the goal of connecting the Monterrey Metropolitan Area with Nuevo Laredo.

He reported that the construction site visit will be held on November 3rd, followed by a clarification meeting a day later, and the presentation and opening of proposals will take place on December 2nd. The date of the tender’s decision will also be announced .

“The work will be carried out under a fast-track management scheme , with construction beginning in stages as portions of the executive project are completed, without waiting for the entire project to be concluded. This means that work can begin as long as the construction elements of the work being carried out have the corresponding executive project,” he said.

The Saltillo–Nuevo Laredo passenger train project involves the construction of a 395.77 km railway with proposed stations and stops: Derramadero, Saltillo Centro, Ramos Arizpe, García, and Santa Catarina, Monterrey Centro, Las Torres, Bustamante, Anáhuac, and Nuevo Laredo Centro.

It is worth remembering that the ARTF awarded ICA Constructora , Infrastructure Construction Company, Constructions and Triturations, El Cajón Construction Company, La Yesca Hydroelectric Company, Puerto Escondido Infrastructure Developer, Infrastructure Operations Controller and ICA Satellite Building, the construction and design of 100.05 km of this train in segments 16 and 17 Unión San Javier–Arroyo El Sauz .

While for Operadora CICSA and FCC Construcción, it awarded the construction and design of 111 km in segments 13 and 14, Saltillo–Santa Catarina .

Iberia will land in Monterrey, Nuevo León, starting June 2, 2026. With this flight, Mexico becomes the Spanish airline’s strongest market, although for now it has ruled out other destinations such as Guadalajara, Jalisco, or Felipe Ángeles International Airport (AIFA) .

“Right now, we operate where our commercial partners operate, and they have their largest operation at Benito Juárez Airport. I think AIFA is extraordinary news for the country and always contributes. In the end, it means more opportunities. However, at this time, we continue to operate from Benito Juárez,” Marina Colunga, Iberia’s commercial director for Latin America, told T21.

He stated that they are “satisfied” with operations from Mexico City International Airport (AICM) , as connectivity is working “well.”

Regarding the launch of its new flight to Monterrey, he emphasized that the city is not only a market, but also an additional alternative for the entire northern part of the country and its connection to Europe.

He specified that the flight between Madrid and Monterrey will have three weekly frequencies and will operate with an Airbus 330-200 with capacity for 288 passengers; this will provide more than 800,000 seats between Mexico and Spain.

Neiyarit López, Iberia’s Country Manager in Mexico, indicated that this new flight was a combination of factors analyzed over a period of 18 to 24 months, including the World Cup, which will take place next year between the United States, Canada, and Mexico.

“The World Cup was undoubtedly one of those analyses for the route, and of course, we’re not stopping our focus on Latin America and the important market that is Mexico,” he asserted.

Colunga added that ” the World Cup is good for us, but it’s not a sufficient reason for a route we’re envisioning in the long term . It’s true that we expect a higher number of visitors, like any other country hosting a World Cup, but that’s not the factor we’re focusing on for the route.”

Currently, the Spanish airline operates 21 flights between Madrid and Mexico City with its A350 aircraft with capacity for 348 passengers. It also has codeshare with Viva Aerobus and Volaris , and interline service with Aeroméxico .

“Our commitment to Mexico isn’t new; the relationship has been going on for many years, with different realities and circumstances; we’ve always stayed the course and have been growing,” he emphasized.

At the company level, Colunga noted that Iberia currently has 163 aircraft, and from its hub in Madrid, it connects to 144 destinations. Furthermore, as part of its 2030 Plan, it seeks to boost its financial efficiency, strengthen its hub , and expand its fleet, among other initiatives.

The Spanish airline Iberia announced that as part of its 2030 Flight Plan, it plans to invest six billion euros , add new aircraft, and reach other destinations such as Toronto, Canada; Philadelphia, United States; and Monterrey, Mexico .

Marco Sansavini , Iberia’s CEO, indicated that this outlook is due to the transformation process and results achieved over the last decade, which is why they expect to achieve annual profitability of between 13.5% and 15% during the period.

“It’s an investment that’s 70% directed toward the fleet and the rest toward other elements. Of what will be allocated to the fleet, 80% will be for growth and making Madrid a leading hub, and the rest for renovation. Then, investments related to the customer, employees, and facilities,” he emphasized.

In this regard, Sansavini explained that they are seeking to increase the number of long-haul aircraft from 45 to 70 , with capacity allocated between Europe and Latin America, Spain and the United States, Madrid and Europe, and the domestic market.

Regarding the new flights to Toronto, Philadelphia, and Monterrey, which is the second destination in Mexico, as it currently has a presence at Mexico City International Airport (AICM) , he specified that they will begin in the summer of 2026.

“With the new fleet, we’re not only going to open new destinations, but also strengthen those we already serve through increased frequencies. Throughout the arrival of the new aircraft, we’ll share the evolution of the network,” Sansavini stated.

The plan includes the renovation of 100% of long-haul cabins , the opening of an additional premium lounge in Terminal 4 of Barajas Airport , and a strong commitment to digitalization and Artificial Intelligence (AI) to improve the customer experience.

Likewise, the new Ciudad Iberia will be built in La Muñoza , a cutting-edge aeronautical innovation center, where the corporate headquarters will also be relocated. It also plans to hire 1,000 people annually, reaching 250,000 direct, indirect, and induced jobs and contributing €19 billion annually to Spain’s Gross Domestic Product (GDP), among other initiatives.

He recalled that the plan’s three strategic lines have been presented throughout the year: boosting financial and operational strength, developing Madrid as a leading European hub , and ensuring the future of maintenance.

During the presentation of the 2030 Flight Plan from Madrid, he mentioned that within these areas there are 20 initiatives such as fuel efficiency, strategic alliances, investment in people development and in the organization of the future, among others, all of which aim to strengthen Iberia.

El cargo Iberia plans to acquire new aircraft and announces flight to Monterrey apareció primero en T21.

Starting October 26, Avianca announced that it will land directly in Monterrey, Nuevo León , for the first time, connecting the Mexican city with Bogotá, Colombia .

“The opening of this direct route strengthens Monterrey’s position as a strategic link between northern Mexico and Latin America. We celebrate this partnership with Avianca, which promotes connectivity and regional development,” said Ricardo Dueñas, CEO of Grupo Aeroportuario Centro Norte (OMA) .

According to the airline, the flights will be operated on Airbus A320 aircraft with capacity for 180 passengers , representing a weekly offering of more than 1,400 seats. The route will be available on Mondays, Wednesdays, Fridays, and Sundays.

“Today we celebrate the opening of Monterrey as a new destination with direct connections to Bogotá, offering travelers more than 1,400 seats per week between the two destinations. This adds to the eight international routes we already operate in Mexico,” said Frederico Pedreira, CEO of Avianca.

He noted that in the first half of the year alone, they have transported more than 579,000 travelers to and from Mexico on more than 4,400 flights . “With this new operation, we want to continue providing new connectivity opportunities for Mexicans to more than 80 destinations on our route network in the Americas and Europe.”

Maricarmen Martínez Villarreal, head of the Nuevo León Tourism Secretariat , emphasized that this flight strengthens the state’s international connectivity and opens new opportunities for tourism, business, and culture between Mexico and Colombia. “In Nuevo León, we are promoting strategic alliances that will position us as a key destination in Latin America leading up to the 2026 World Cup.”

Avianca currently  has eight routes and 84 weekly frequencies connecting its customers to destinations in Mexico. With the launch of Monterrey as a new destination, this will increase to nine routes and 88 weekly frequencies.

Avianca operates routes to and from this country from Bogotá to Mexico City and Cancún, and, since October, from Monterrey; and from Medellín to Mexico City and Cancún.

Additionally, it connects San José to Mexico City, Guatemala to Cancún, and from San Salvador to Mexico City and Cancún.
