<p><span dir="auto">The industrial real estate market in Monterrey maintained its dynamism during the second quarter of 2026 (2Q26), driven by the manufacturing sector and the arrival of new investments, according to the consultancy </span><a href="https://www.cbre.com.mx/"><span dir="auto">CBRE Mexico</span></a><span dir="auto"> .</span></p>
<p><em><span dir="auto">According to the Market View</span></em><span dir="auto"> report , </span><strong><span dir="auto">gross absorption or marketed spaces during the quarter reached 295,000 square meters (m²)</span></strong><span dir="auto"> , a growth of 125% compared to the previous quarter, derived from new industrial investments.</span></p>
<p><span dir="auto">This performance allowed </span><strong><span dir="auto">the cumulative absorption during the first half of the year (1H26) to reach 426 thousand (m²)</span></strong><span dir="auto"> , an annual increase of 19.1%, reflecting that the market continues to attract industrial projects despite a moderate economic context.</span></p>
<blockquote><p><span dir="auto">“The Monterrey industrial market continues to grow in a phase of normalization. Today it is moving towards a more sustainable balance, with greater competition among landlords and more favorable conditions for tenants,” highlighted Ramón Flores, Vice Chairman of CBRE Mexico Northeast region.</span></p></blockquote>
<p><span dir="auto">At the close of Q2 2026, </span><strong><span dir="auto">the industrial inventory reached </span></strong><strong><span dir="auto">17.99 million m²</span></strong><span dir="auto"> , after adding 93,000 m² of new supply during the period, representing a year-over-year increase of </span><strong><span dir="auto">6.3 percent</span></strong><span dir="auto"> . </span><strong><span dir="auto">Apodaca</span></strong><span dir="auto"> accounted for 40% of the new developments, followed by </span><strong><span dir="auto">Santa Catarina</span></strong><span dir="auto"> with 35%, consolidating their positions as the main centers of industrial expansion in the metropolitan area.</span></p>
<p><span dir="auto">According to CBRE, </span><strong><span dir="auto">the vacancy rate closed Q2 2026 at 6.8%</span></strong><span dir="auto"> , a slight decrease from 6.9% in Q1 2026, representing approximately </span><strong><span dir="auto">1.21 million square meters of </span></strong><strong><span dir="auto">available</span></strong><span dir="auto"> space . </span><strong><span dir="auto">Construction activity totaled 521,000 square meters , although this was part of an adjustment process in response to increased market supply. The average </span></strong><span dir="auto"><strong>monthly</strong> rent was </span><strong><span dir="auto">$6.98 per square meter</span></strong> <span dir="auto">.</span></p>
<blockquote><p><span dir="auto">Manufacturing solidified its position as the main driver of real estate demand. This sector accounted for </span><strong><span dir="auto">78% of the total area sold</span></strong><span dir="auto"> , followed by </span><strong><span dir="auto">logistics companies</span></strong><span dir="auto"> with 11% and high-tech companies with 6%.</span></p></blockquote>
<p><span dir="auto">By origin of investment, operations from the United States led the demand with </span><strong><span dir="auto">29% of gross absorption</span></strong><span dir="auto"> , followed by Denmark with 23% and Germany with 11 percent.</span></p>
<p><span dir="auto">CBRE also highlighted the </span><strong><span dir="auto">return of Asian investment</span></strong><span dir="auto"> , which contributed </span><strong><span dir="auto">74,000 m² of demand during the quarter</span></strong><span dir="auto"> . Furthermore, the average transaction size increased by 40%, reaching approximately </span><strong><span dir="auto">15,000 m²</span></strong><span dir="auto"> .</span></p>
<p><span dir="auto">Nuevo León registered favorable economic indicators at the beginning of the year, with a Foreign Direct Investment (FDI) of </span><strong><span dir="auto">1,956.5 million dollars (mdd) in 1Q26</span></strong><span dir="auto"> , equivalent to 8.3% of the national total.</span></p>
<blockquote><p><span dir="auto">In terms of employment, 38,000 new jobs were created between January and May, according to figures from the </span><a href="https://www.imss.gob.mx/"><span dir="auto">Mexican Social Security Institute (IMSS)</span></a><span dir="auto"> . Of these, 52% were in the manufacturing sector.</span></p></blockquote>

And in a </span><strong><span dir="auto">World Cup</span></strong><span dir="auto"> , where every minute counts, </span><strong><span dir="auto">even a small delay can disrupt entire transfers between airports</span></strong><span dir="auto"> , hotels, and stadiums, alter itineraries, and complicate the players&#8217; pre-match preparations.</span></p>
<p data-start="694" data-end="1057"><span dir="auto">The suitcases arrive before the players. The uniforms, accessories, and every piece of equipment begin moving the moment the plane lands. They go from the airport to the hotel, from the hotel to the stadium, and then out again, once more against the clock, through closed streets, security perimeters, and cities completely transformed by the World Cup.</span></p>
<p data-start="1059" data-end="1336" data-is-last-node="" data-is-only-node=""><span dir="auto">That will be part of the operation that </span><strong><a href="https://www.tresguerras.com.mx/3G/"><span dir="auto">Autotransportes de Carga Tresguerras</span></a></strong><span dir="auto"> ( </span><a href="https://t21.com.mx/top-cien/"><span dir="auto">No. 2 in the Top 100 of Motor Transport</span></a><span dir="auto"> ) will carry out during the 2026 World Cup, where the company will be in charge of moving part of the land logistics of the teams that will play in Monterrey, Guadalajara and Mexico City, as well as Cancun, which will be a base camp for two participating teams.</span></p>
<p data-start="964" data-end="1295" data-is-last-node="" data-is-only-node=""><span dir="auto">The </span><strong><span dir="auto">logistics</span></strong><span dir="auto"> will involve moving luggage, coordinating exact arrival times, controlling access, and maneuvering in areas where traffic will be virtually at a standstill during the matches. There, any delays due to traffic, crowds, or restrictions could become a major operational problem.</span></p>

<blockquote><p><span dir="auto">“We are providing the services as part of the logistics carried out by the teams that will be here in Mexico,” María Guadalupe Mancera Pérez, the company&#8217;s general director, told T21.</span></p></blockquote>
<p><strong><span dir="auto">The operation includes torton</span></strong><span dir="auto"> -type units intended exclusively for the transfer of luggage and materials from airports to hotels and stadiums, as well as the subsequent return movement to the airport once the teams&#8217; participation is over.</span></p>
<blockquote><p><span dir="auto">“These units receive the luggage and materials brought by the teams, transport them from the airport to the hotel, from the hotel to the different stadiums, return them, and then, after a month and a half, return them to the airport,” Mancera Pérez explained.</span></p></blockquote>
<p><span dir="auto">The company will allocate </span><strong><span dir="auto">10 units for this operation</span></strong><span dir="auto"> : three in Guadalajara, three in Monterrey, three in Mexico City, and one more in Cancun.</span></p>
<p><span dir="auto">In addition to the transfer of luggage and uniforms, </span><strong><span dir="auto">Tresguerras</span></strong><span dir="auto"> is already participating in coordination meetings with the </span><a href="https://www.fifa.com/es/home"><span dir="auto">International Federation of Association Football (FIFA)</span></a><span dir="auto"> to learn about the operational restrictions that will exist during the matches and the controlled access around stadiums and concentration areas.</span></p>
<p><span dir="auto">Mancera Pérez explained that the company has already identified the need to adapt its </span><strong><span dir="auto">last-mile</span></strong><span dir="auto"> deliveries in light of road closures and restricted perimeters that will remain active even throughout the day on game days.</span></p>
<p><strong><span dir="auto">Logistics planning</span></strong><span dir="auto"> also takes into account possible impacts from </span><strong><span dir="auto">traffic and massive concentrations of people in the vicinity of stadiums</span></strong><span dir="auto"> , so Tresguerras plans to reinforce its operational capacity by renting additional units if daily delivery productivity decreases.</span></p>
<blockquote><p><span dir="auto">“We also plan that if at any point, precisely because of the crowds or the excess traffic and the restrictions of zones, the average number of deliveries drops, we have planned to rent additional equipment,” he explained.</span></p></blockquote>
<p><span dir="auto">Mancera indicated that </span><strong><span dir="auto">prior experience with large-scale events</span></strong><span dir="auto"> was one of the factors that allowed the company to be considered for the </span><strong><span dir="auto">World Cup logistics</span></strong><span dir="auto"> . Among that experience, he mentioned transportation related to music tours, exhibitions, and other high-profile mass events.</span></p>
<blockquote><p><span dir="auto">“We have practically moved the high-level events ourselves. So, that&#8217;s where the recommendation to FIFA comes from,” he stated.</span></p></blockquote>
<p><span dir="auto">According to the directive, the approach was made through organizers with whom the company had previously worked on special operations.</span></p>
<p><span dir="auto">Currently, </span><strong><span dir="auto">Tresguerras</span></strong><span dir="auto"> operates a fleet of 3,400 highway trucks (more than 90% tractor-trailers) and around 1,200 last-mile units, in addition to a network of 214 terminals in the country.</span></p>

<p><a href="https://vemovilidad.com/"><span dir="auto">VEMO</span></a><span dir="auto"> will invest 825 million pesos (mdp) in Monterrey during 2026, which will be allocated to </span><strong><span dir="auto">financing initiatives for drivers of mobility platforms</span></strong><span dir="auto"> , expansion of its charging network, a workshop specialized in electric vehicles and </span><strong><span dir="auto">battery energy storage systems (BESS)</span></strong><span dir="auto"> .</span></p>
<blockquote><p><span dir="auto">“Monterrey is a strategic location for scaling up electric mobility. We are expanding access to electric vehicles with a broader portfolio, so that more drivers can join with financing options that fit their needs,” said Aarón Sáenz, director of VEMO Impulso.</span></p></blockquote>
<p><span dir="auto">Through VEMO Impulso, the company&#8217;s </span><em><span dir="auto">fintech</span></em><span dir="auto"> arm , drivers of mobility platforms will be able to access a lease-to-own solution, with the aim of promoting financial inclusion, </span><strong><span dir="auto">expanding access to electric vehicles</span></strong><span dir="auto"> and enabling better conditions for building wealth.</span></p>
<p><span dir="auto">Under this scenario and as part of the 2026 expansion plan in Monterrey, this segment projects a deployment of at least one thousand vehicles to serve light and premium segments.</span></p>
<p><span dir="auto">In parallel, VEMO reaffirms its commitment to the city with a strategic investment to expand its public fast charging infrastructure.</span></p>
<p><span dir="auto">It is currently </span><strong><span dir="auto">developing four charging stations that will add up to 60 fast chargers</span></strong><span dir="auto"> (equivalent to 7.2 megawatts) and will allow for 120 simultaneous charging sessions, with operations expected to begin this year. Additionally, the company plans to develop another 270 charging points, with operations estimated to begin between 2026 and early 2027.</span></p>
<blockquote><p><span dir="auto">“Monterrey is a major strategic bet for us, being a pioneering city in electromobility in particular and innovation in general in Latin America, where having a robust and reliable public charging network is an enabler to continue accelerating the adoption of electric vehicles,” said Carlos Levy, director of VEMO Charging Network.</span></p></blockquote>
<p><span dir="auto">Regarding the specialized electric vehicle workshop, VEMO indicated that it will be certified by multiple manufacturers, with a surface area of ​​1,800 square meters (m²) and an operational maintenance capacity of up to 1,500 vehicles per month. Furthermore, </span><strong><span dir="auto">the strategy incorporates</span></strong><span dir="auto">  integrated BESS systems at the charging stations to support their operation, thus promoting energy efficiency and operational resilience.</span></p>
<p><span dir="auto">He specified that as part of his long-term vision, he plans to deploy approximately 23,000 connectors in his public and private network, and around 55,000 electric vehicles by 2030.</span></p>
<p><span dir="auto">VEMO has raised over $500 million (USD) – $350 million in equity and $150 million in debt. Additionally, it plans to invest over $1.5 billion over the next five years to boost the clean mobility ecosystem in Mexico and Latin America.</span></p>

<p><span dir="auto">Industrial and logistics lead </span><strong><span dir="auto">the preferences with a 35% share, supported by a net absorption of 2.46 million square meters (m²)</span></strong><span dir="auto"> in the third quarter of 2025. </span><em><span dir="auto">Retail</span></em><span dir="auto"> and </span><em><span dir="auto">data centers</span></em><span dir="auto"> also strengthen their position with 18% and 8%, respectively, which consolidates them as diversification alternatives.</span></p>
<blockquote><p><span dir="auto">“The results of this survey confirm that the real estate market in Mexico enters 2026 with a more solid foundation, where price discipline, selectivity in transactions and a focus on strategic sectors such as Industrial and Logistics are shaping the course of investment,” said Lyman Daniels, president of CBRE in Mexico, Colombia and Central America.</span></p></blockquote>
<p><span dir="auto">The survey also indicated that investors identified </span><strong><span dir="auto">the reduction in debt costs and the improvement in rental prospects</span></strong><span dir="auto"> , supported by controlled supply and firm occupancy demand, as key factors.</span></p>
<p><span dir="auto">Regarding strategies, </span><em><span dir="auto">opportunistic</span></em><span dir="auto"> and </span><em><span dir="auto">core</span></em><span dir="auto"> approaches stood out , allowing for a balance of risk and return in portfolios. According to Santiago Mijares, head of capital markets Mexico at CBRE, </span><strong><span dir="auto">this trend reflects a relatively stable macroeconomic environment and resilient demand</span></strong><span dir="auto"> , which opens up opportunities for value creation in the country&#8217;s main markets.</span></p>
<p><strong><span dir="auto">Capitalization rates remain stable compared to 2025</span></strong><span dir="auto"> , with slight adjustments in industrials, transportation and logistics, </span><em><span dir="auto">retail</span></em><span dir="auto"> , and business hotels, opening up performance opportunities in specific segments. Regarding markets, </span><strong><span dir="auto">Mexico City remains the leading investment destination</span></strong><span dir="auto"> , with Monterrey holding steady in its position.</span></p>

<p><span dir="auto">It is worth remembering that the ARTF awarded </span><a href="https://ica.com.mx/"><span dir="auto">ICA Constructora</span></a><span dir="auto"> , Infrastructure Construction Company, Constructions and Triturations, El Cajón Construction Company, La Yesca Hydroelectric Company, Puerto Escondido Infrastructure Developer, Infrastructure Operations Controller and ICA Satellite Building, the construction and design of 100.05 km of this train in </span><strong><span dir="auto">segments 16 and 17 Unión San Javier–Arroyo El Sauz</span></strong><span dir="auto"> .</span></p>

<p><span dir="auto">He stated that they are &#8220;satisfied&#8221; with operations from </span><a href="https://www.aicm.com.mx/"><span dir="auto">Mexico City International Airport (AICM)</span></a><span dir="auto"> , as connectivity is working &#8220;well.&#8221;</span></p>
<p><span dir="auto">Regarding the launch of its new flight to Monterrey, he emphasized that the city is not only a market, but also an additional alternative for the entire northern part of the country and its connection to Europe.</span></p>
<p><span dir="auto">He specified that </span><strong><span dir="auto">the flight between Madrid and Monterrey will have three weekly frequencies</span></strong><span dir="auto"> and will operate with an </span><a href="https://www.airbus.com/en"><span dir="auto">Airbus</span></a><span dir="auto"> 330-200 with capacity for 288 passengers; this will provide more than 800,000 seats between Mexico and Spain.</span></p>

<p><span dir="auto">Neiyarit López, Iberia&#8217;s Country Manager in Mexico, indicated that this new flight was a combination of factors analyzed over a period of 18 to 24 months, including the World Cup, which will take place next year between the United States, Canada, and Mexico.</span></p>
<blockquote><p><span dir="auto">&#8220;The World Cup was undoubtedly one of those analyses for the route, and of course, we&#8217;re not stopping our focus on Latin America and the important market that is Mexico,&#8221; he asserted.</span></p></blockquote>
<p><span dir="auto">Colunga added that &#8221; </span><strong><span dir="auto">the World Cup is good for us, but it&#8217;s not a sufficient reason </span></strong><strong><span dir="auto">for a route we&#8217;re envisioning in the long term</span></strong><span dir="auto"> . It&#8217;s true that we expect a higher number of visitors, like any other country hosting a World Cup, but that&#8217;s not the factor we&#8217;re focusing on for the route.&#8221;</span></p>
<p><span dir="auto">Currently, the Spanish airline operates 21 flights between Madrid and Mexico City with its A350 aircraft with capacity for 348 passengers. It also has codeshare with </span><a href="https://www.vivaaerobus.com/es-mx/"><span dir="auto">Viva Aerobus</span></a><span dir="auto"> and </span><a href="https://www.volaris.com/"><span dir="auto">Volaris</span></a><span dir="auto"> , and interline service with </span><a href="https://www.aeromexico.com/es-mx"><span dir="auto">Aeroméxico</span></a><span dir="auto"> .</span></p>
<blockquote><p><span dir="auto">&#8220;Our commitment to Mexico isn&#8217;t new; the relationship has been going on for many years, with different realities and circumstances; we&#8217;ve always stayed the course and have been growing,&#8221; he emphasized.</span></p></blockquote>
<p><span dir="auto">At the company level, Colunga noted that Iberia currently has 163 aircraft, and from its </span><em><span dir="auto">hub</span></em><span dir="auto"> in Madrid, it connects to 144 destinations. <p><strong><span dir="auto">Marco Sansavini</span></strong><span dir="auto"> , Iberia&#8217;s CEO, indicated that this outlook is due to the transformation process and results achieved over the last decade, which is why they expect to achieve annual profitability of between 13.5% and 15% during the period.</span></p>
<blockquote><p><span dir="auto">&#8220;It&#8217;s an investment that&#8217;s 70% directed toward the fleet and the rest toward other elements. Of what will be allocated to the fleet, 80% will be for growth and making Madrid a leading hub, and the rest for renovation. <p><span dir="auto">In this regard, Sansavini explained that they are seeking </span><strong><span dir="auto">to increase the number of long-haul aircraft from 45 to 70</span></strong><span dir="auto"> , with capacity allocated between Europe and Latin America, Spain and the United States, Madrid and Europe, and the domestic market.</span></p>
<p><span dir="auto">Regarding the new flights to Toronto, Philadelphia, and Monterrey, which is the second destination in Mexico, as it currently has a presence at </span><a href="https://www.aicm.com.mx/"><span dir="auto">Mexico City International Airport (AICM)</span></a><span dir="auto"> , he specified that they will begin in the summer of 2026.</span></p>
<blockquote><p><span dir="auto">&#8220;With the new fleet, we&#8217;re not only going to open new destinations, but also strengthen those we already serve through increased frequencies. Throughout the arrival of the new aircraft, we&#8217;ll share the evolution of the network,&#8221; Sansavini stated.</span></p></blockquote>
<p><span dir="auto">The plan </span><strong><span dir="auto">includes the renovation of 100% of long-haul cabins</span></strong><span dir="auto"> , the opening of an additional premium lounge in Terminal 4 of </span><strong><span dir="auto">Barajas Airport</span></strong><span dir="auto"> , and a strong commitment to digitalization and Artificial Intelligence (AI) to improve the customer experience.</span></p>
<p><span dir="auto">Likewise, </span><strong><span dir="auto">the new Ciudad Iberia will be built in La Muñoza</span></strong><span dir="auto"> , a cutting-edge aeronautical innovation center, where the corporate headquarters will also be relocated. It also plans to hire 1,000 people annually, reaching 250,000 direct, indirect, and induced jobs and contributing €19 billion annually to Spain&#8217;s Gross Domestic Product (GDP), among other initiatives.</span></p>
<p><span dir="auto">He recalled that the plan&#8217;s three strategic lines have been presented throughout the year: boosting financial and operational strength, </span><strong><span dir="auto">developing Madrid as a leading European hub</span></strong><span dir="auto"> , and ensuring the future of maintenance.</span></p>
<p><span dir="auto">During the presentation of the 2030 Flight Plan from Madrid, he mentioned that within these areas there are 20 initiatives such as fuel efficiency, strategic alliances, investment in people development and in the organization of the future, among others, all of which aim to strengthen Iberia.</span></p>

<p><span>According to the airline, the flights will be operated on <strong><a href="https://www.airbus.com/en">Airbus</a></strong></span><strong><span> A320 aircraft with capacity for 180 passengers</span></strong><span> , representing a weekly offering of more than 1,400 seats. The route will be available on Mondays, Wednesdays, Fridays, and Sundays.</span></p>

<p><span>Maricarmen Martínez Villarreal, head of the </span><a href="https://nl.gob.mx/es/turismo"><span>Nuevo León Tourism Secretariat</span></a><span> , emphasized that </span><strong><span>this flight strengthens the state&#8217;s international connectivity</span></strong><span> and opens new opportunities for tourism, business, and culture between Mexico and Colombia. &#8220;In Nuevo León, we are promoting strategic alliances that will position us as a key destination in Latin America leading up to the 2026 World Cup.&#8221;</span></p>
<p><span>Avianca currently </span><strong><span> has eight routes and 84 weekly frequencies</span></strong><span> connecting its customers to destinations in Mexico. With the launch of Monterrey as a new destination, this will increase to nine routes and 88 weekly frequencies.</span></p>
<p><span>Avianca operates routes to and from this country from Bogotá to Mexico City and Cancún, and, since October, from Monterrey; and from Medellín to Mexico City and Cancún.</span></p>
<p><span>Additionally, it connects San José to Mexico City, Guatemala to Cancún, and from San Salvador to Mexico City and Cancún.</span></p>
