Mercado Libre announced an investment of four billion 6 billion dollars (USD) in Mexico during 2026 , an amount that represents an increase of 35% compared to the previous year and that will be focused on strengthening its logistics infrastructure, technological development and financial services, in addition to boosting job creation.

The company detailed that the resources include both capital investment and operating expenses and will be directed towards strengthening the Mercado Libre and Mercado Pago ecosystem , with special attention to logistics operations, technological innovation and the expansion of its financial solutions.

As part of this plan, the company will create 8,500 new jobs, primarily to strengthen its logistics operations, as well as its business and corporate areas. This will bring the company’s workforce in Mexico to over 42,000 employees by the end of 2026.

“More than a record figure, this reflects our commitment to continue leading the transformation of the Mexican digital ecosystem. We are strengthening our logistics infrastructure, the innovations and financial solutions we offer that allow millions of Mexicans, entrepreneurs, and SMEs (small and medium-sized enterprises) to grow, and ensuring our users have the best possible experience. With this new capital injection, the company will have allocated more than $14 billion to the country between 2020 and 2026 , consolidating Mexico as one of the company’s strategic markets and one of the main growth drivers in the region.

Mexico is Mercado Libre’s second most important market in Latin America. Furthermore, the platform has become the primary source of income for 45% of Mexican SMEs operating on its marketplace .

Currently, more than one million SMEs use Mercado Libre and Mercado Pago solutions, which has helped expand opportunities for e-commerce and financial services in the country.

The announced investment also reinforces the company’s commitment to continue expanding its logistics network in Mexico, a key component to sustain the growth of e-commerce and meet the increasing demand for fast deliveries and digital financial services.

El cargo Mercado Libre steps on the gas in Mexico with record investment; focuses on logistics apareció primero en T21.

Fibra Mty , a real estate investment trust, showed solid performance in the second quarter of 2025 (2Q25), highlighted by acquisitions that strengthened its industrial portfolio.

According to its 2Q25 earnings report, on April 9, it completed the acquisition of an 82,251 square meter (m²) Gross Leasable Area (GLA) industrial property in León, Guanajuato, fully leased to Mercado Libre , for US$106 million. This transaction positioned the e-commerce company as the most significant tenant within Fibra Mty’s portfolio.

On July 15, the company formalized the acquisition of the last two warehouses in its “Batach” portfolio in Nuevo León, for a total of $73.4 million. Both properties are already occupied and generating revenue.

In a statement, Fibra Mty reported that, as of June 30, 2025, it recorded total assets of more than 43.814 billion pesos (mdp) , composed primarily of 4.136 billion mdp in cash and more than 37.963 billion mdp in investment properties. With a debt level of 26%, the company has the capacity to invest up to an additional 500 million dollars (mdd) in the industrial sector, without exceeding its target leverage level of 35 percent.

The firm closed 2Q25 with a portfolio of 118 properties, of which 94 are industrial, 18 for office use, and six for commercial use , with a GLA of 1,990,266 m², as well as an occupancy rate of 95.4 percent.

Average rent was $6.2 per square meter for industrial warehouses, $20 per square meter for corporate offices, and $8.6 per square meter for commercial properties, according to the company’s second-quarter 2025 earnings report.

In terms of financial results, total revenue for this cycle was 845.2 million pesos , an increase of 34.9% compared to the same period in 2024. Net Operating Income (NRI) reached 767 million pesos, which represented a growth of 36.6% compared to the second quarter of last year.

During 2Q25, 18,200 m² of stabilized GLA were delivered in Saltillo, Coahuila, and progress was made in negotiations to develop an additional 43,400 m² in Monterrey, Nuevo León, and Saltillo , of which 36,000 m² already have signed contracts. In the office segment, occupancy increased 390 basis points to 76.9%, driven by a new contract for 7,000 m² in Monterrey.

The acquisition pipeline exceeded $850 million, with more than 90 industrial properties totaling nearly one million square meters of GLA, currently under analysis and negotiation in key markets such as Monterrey; Ciudad Juárez, Chihuahua, and the Bajío region. This is in addition to the addition of $110 million in credit lines.

Mercado Libre , the e-commerce company, announced that Ariel Szarfsztejn , the company’s current president of Commerce, will be its new global general manager, replacing Marcos Galperin , founder and current CEO of the Argentine-based firm, who will serve as executive chairman.

This change will take effect starting January 1, 2026, Mercado Libre reported in a statement, adding that this transition marks a generational shift in the company’s leadership and projects it “toward a new stage of innovation and expansion.”

“In the coming months, Galperin and Szarfsztejn will work together on a planned transition, ensuring continuity of leadership and sustained growth for Mercado Libre,” the company emphasized.

Ariel Szarfsztejn has held various leadership positions since joining the company in 2017 and is currently President of Commerce, a position he assumed in 2024.

He was previously EVP of Commerce (2022), SVP of Logistics (2020-2021), and VP and COO of Logistics (2018-2019). He also served as VP of Strategy. Ariel holds a degree in Economics from the University of Buenos Aires and an MBA from Stanford University .

“Ariel Szarfsztejn, 43, who joined the company in 2017, is the right person to lead this new phase as CEO of Mercado Libre. Currently, Mercado Libre has operations in 18 countries, and in the first quarter of 2025 alone it obtained revenues of five thousand 9 billion dollars (mdd) , a year-on-year increase of 37% , as well as a net profit of 494 million dollars, which meant 44% more than in the same period of the previous year.

The twelfth edition of Hot Sale in Mexico , which will be held from May 26 to June 3, 2025 , comes with high expectations of digital consumption, in which 7 out of 10 Internet users plan to purchase a product or service during this campaign, according to the Pulso Hot Sale 2025 report by the Mexican Online Sales Association (AMVO) .

Since 2018, purchase intent has grown by more than 22 percentage points , reflecting the increasing value this seasonality represents for consumers.

In this context , Alejandro Caballero highlighted that this year a record investment of three thousand 400 million dollars (mdd) was announced in Mexico , an increase of 34% compared to the previous year.

This commitment reinforces Meli’s leadership, which has invested more than $1 billion annually in the country over the past five years .

“Our investment has allowed us to build the most competitive logistics arm in Mexico. Today, we are the largest carrier in the country, and that allows us to offer same-day or next-day deliveries,” Caballero said.

Currently, Mexico is the company’s second-largest market , after Brazil and ahead of Argentina.

In 2024, Mercado Libre grew 37% in net revenue globally , and in the country alone it already has around 25 thousand employees , compared to the 300 it had just six years ago.

During Hot Sale 2025, they will offer discounts of up to 55% on 15 million products , within a catalog that exceeds 100 million items .

In this regard, Caballero highlighted that 50% of sales come from small and medium-sized enterprises (SMEs) , and 75% of registered sellers are also SMEs .

For his part, Alessandro Labelli, Insurtech Director of Mercado Pago , explained that Mercado Libre will offer a 10% discount with Mercado Pago credit cards, a 10% discount with deferred payment options ( Buy Now, Pay Later ); 18 and 24 months of interest-free payments on purchases made on and off Mercado Libre; 10 to 20% coupons with seven participating banks; and 10 to 20% cashback with five financial institutions.

Logistics, the silent differentiator of e-commerce

Omar Ramírez, Senior Director of Logistics at Mercado Libre Mexico, pointed out that eight out of 10 consumers want their package delivered to their home , and there’s a significant strategic plan to make that possible, so ” logistics is just as important as discounts .”

In this regard, Ramírez explained that technology is the key to aligning processes and responding to growing demand , aligned with a distribution and storage expansion strategy.

Currently, more than 80% of the products sold use the company’s fulfillmentmodel, which already operates 12 logistics centers with almost one million square meters and 100% recycled packaging .

The logistics network includes more than 100 operational nodes , a fleet of more than 900 electric vehicles and  an air hub in Querétaro , with four aircraft operating daily, and up to six flights per day during Hot Sale , making same-day deliveries possible in 26 cities across the country.

Fibra MTY , a real estate investment company, reported a 24% increase in its Net Operating Income (NOI) from its properties in the first quarter of 2025 (1Q25)  and the acquisition of a property for $106 million from Mercado Libre, as part of its growth agenda.

“Net operating income from the same properties increased 24% compared to the first quarter of 2024 (1Q24), driven by the completion of several expansion projects, higher rents from commercial activity, and the performance of the peso against the dollar. This progress is also reflected in the approximate 30% growth in the value of investment properties over the last 12 months,” said Jorge Ávalos Carpinteyro, CEO of Fibra Mty.

The company also reported that it closed 1Q25 with a total return of 11.1% and total assets of 46,572.7 million pesos (mdp) , 117 properties in its portfolio, including 93 for industrial use, 18 for office use and six for commercial use.

In addition, its Gross Leasable Area (GLA) amounted to 1,889,801 square meters (m²) with an occupancy rate of 95.3% and its land reserve remained at a total of 912,546 m² .

Fibra MTY announced the acquisition of an industrial property with a total GLA of approximately 82,250 m² , 100% occupied by Mercado Libre in León, Guanajuato, for $106 million.

“On April 9, 2025, we completed the acquisition of a property with approximately 82,250 m² of gross leasable area, fully occupied by Mercado Libre, positioning it as one of our most significant tenants since the acquisition. It’s important to mention that, although we maintain our focus on industrial properties for light manufacturing, this transaction strengthens our participation in logistics warehouses and improves the portfolio’s ability to perform across different economic cycles,” said Ávalos.

Finally, the executive commented on the tariffs imposed by U.S. President Donald Trump and the benefit of integrating exports into the United States-Mexico-Canada Agreement (USMCA) . He said that the continued tariff-free trade under the USMCA further incentivizes long-term commitments to Mexico, especially in the industrial real estate sector.

With the goal of strengthening the national fashion and footwear industry and addressing growing Asian competition , Mercado Libre is advancing its Development Poles initiative in Latin America , announcing the consolidation of four strategic poles in Mexico this year.

According to the company’s statement, this initiative seeks to boost geographic areas with a high concentration of manufacturers by offering them personalized support to integrate into the Mercado Libre marketplace and scale their digital operations.

The strategy is based on two fronts: the incorporation of new sellers through consulting, technological tools, and commercial benefits; and the acceleration and growth of manufacturers already selling on the platform through support with visibility, audiovisual content, promotions, and consulting.

Since its launch in 2023, this model has had very positive results in Argentina, Brazil, Chile, and Colombia, with 13 hubs already active and 10 more in the process of launching in the region.

These hubs have proven effective in improving the offering of on-trend products, with competitive prices and high-speed delivery, allowing Mercado Libre to gain preference over Asian brands that cannot offer quality local products with fast delivery.

In this sense, Mercado Libre will open Mixcalco in Mexico City in 2025, a location known for its affordable clothing market, which concentrates more than 1,500 merchants in an area of ​​15,000 m2.

The second hub will be León, Guanajuato , the center of footwear and leather goods production, with 2,500 factories and more than 10,000 merchants.

Guadalajara, Jalisco , will also be a development hub, especially in Zapotlanejo, where more than 400 manufacturers and 2,000 textile and fashion stores operate.

Finally, Moroleón, Guanajuato , one of the most important centers of the textile industry in Mexico, especially recognized for its production of high-end fabric with approximately one thousand factories.

These centers will receive support through consulting packages , bonuses, commission discounts, and visual content production to strengthen their online presence.

In addition, there are plans to expand this network with future hubs in Puebla and Yucatán , currently in the scouting stage.

So far this April, the team in charge of this initiative in Mexico has already held two key events in Moroleón and León, with the participation of more than 170 local manufacturers interested in joining the program and starting to sell on Mercado Libre.

Currently, there are more than 1,500 Mexican manufacturers active on the platform , demonstrating the potential and interest of the national ecosystem to digitize and grow.

The real estate investment trust, Fibra Mty , acquired a stabilized class A industrial warehouse for approximately 105 million dollars (mdd) in León, Guanajuato, which has a rentable area of ​​almost 82,250 square meters (m ² ) .

According to the firm, the property, less than a year old, is occupied by Mercado Libre , one of the leading e-commerce companies in Latin America, it was reported in a statement.

“Fibra Mty’s industrial portfolio will continue to maintain a predominance of light manufacturing properties with a highly selective component of logistics facilities. This acquisition is part of a strategy to capitalize on the sector’s sustained growth and strengthen the relationship with the tenant, adding a second property leased to the same company,” said Jorge Ávalos Carpinteyro, CEO of Fibra Mty.

With this transaction, Fibra Mty would advance in fulfilling its investment strategy, reaching more than 75% of its target of up to $700 million .

“In addition, following the acquisition, the portfolio’s performance will be strengthened by increasing the average lease term to more than five years, reducing the average property age to less than 13 years, and increasing exposure to dollarized revenues to an average of 85%,” the company said.

It will also help increase the share of revenue from industrial logistics properties to above 23% by December 31, 2024, to be comparable with figures reported in the fourth quarter of 2024.

The trust indicated that the lease is denominated in dollars and has a remaining term of seven years.

“The operating structure of the contract is triple net (NNN) plus reimbursement of the management fee, meaning the tenant pays, in addition to the rent, maintenance costs, insurance, property taxes, and the management fee for the property,” he explained.

In this regard, net operating income for the first 12 months following the acquisition is estimated to be approximately $7.6 million .

The transaction was approved by the Fibra Mty Technical Committee and the Federal Economic Competition Commission (Cofece) , and is subject to the execution of the corresponding definitive contracts in accordance with applicable legislation and the terms of the Fibra Mty Trust.

The acquisition is part of Fibra Mty’s strategy to leverage the sustained growth in this sector and strengthen its relationship with Mercado Libre, as this is the second property leased to the same company.

The companies Sempra Infraestructura , specialized in energy projects, as well as the e-commerce platform Mercado Libre , announced investments for six thousand 950 million dollars (mdd) , announced this Friday Marcelo Ebrard , head of the Ministry of Economy .

“President (Claudia) Sheinbaum asked us to make an investment portfolio, I mentioned it to her on a previous occasion. Today, almost 6.5 billion dollars are going to be announced right now,” the federal official informed at the morning conference.

Tania Ortiz Mena , president of Sempra Infrastructure, announced that they are maintaining ongoing investments of 3.55 billion dollars in Baja California, focused on the energy sector and that have generated approximately 19 thousand direct and indirect jobs.

He recalled that the company has been operating for almost 29 years in Mexico in 17 states of the country and that, to date, they have disbursed 13.6 billion dollars in energy infrastructure.

Currently, he indicated, the ECA or Energía Costa Azul LNG project is advancing in Ensenada , which is a natural gas terminal, with an investment of three billion dollars ; while in La Rumorosa the Cimarrón Wind Farm is being developed with 550 million dollars , which will be the fifth park of this type of the firm in Mexico, with 300 megawatts of installed capacity , creating 900 direct jobs and 1,400 indirect jobs . This facility will begin operations in the first half of next year.

“These projects help to deepen the energy transition, strengthen energy security and generate shared prosperity,” said Tania Ortiz.

Mercado Libre and its largest investment in the company’s history in Mexico

For his part, David Geisen , CEO of Mercado Libre Mexico, announced that this company will invest 3.4 billion dollars this year, an outlay that will be used to strengthen its technological, logistical and financial ecosystem.

According to the executive, this is the largest annual investment in the history of Mercado Libre in Mexico, and represents a growth of 38% compared to the investment in 2024.

At the conference, he explained that in 2025, more than 10,000 new people will be added to the firm in Mexico, mainly in the areas of logistics, fintech , commercial and administration areas.

“These 10,000 new jobs will be added to the 25,000 we already have at Mercado Libre Mexico, so we hope to end the year with over 35,000 employees here in Mexico,” he said.

David Geisen recalled that Mercado Libre has been operating in Mexico for more than 25 years, and they have prioritized the country because currently “it is our second largest market in the entire region.”

“In the last five years, plus the investment we are going to make this year, we will have injected more than 10 billion dollars into the country. Our impact is permanent and sustained,” he said, and highlighted that the company’s logistics network is made up of 12 distribution centers.

“Our logistics network connects the country by air and land. We already have 12 distribution centers in Mexico, four cargo planes from our air hub in Querétaro, 100 logistics and last mile facilities, almost a thousand electric vans circulating in the cities. And all this to be able to offer same-day delivery of millions of products to millions of Mexicans in 25 cities in the country,” he said.

In the financial field, he highlighted that Mercado Pago has become the second digital account with the most users in Mexico, and highlighted the strategic alliances they have established with the 32 states of the country and with three secretariats, who have their official stores on their platform to promote Made in Mexico .

Both investments take place in the context of threats of the imposition of 25% tariffs on various Mexican products by Donald Trump , President of the United States, who on March 6 paused said tax on products that are in the Treaty between Mexico, the United States and Canada (T-MEC) until April 2.

With the presence of the governor of Nuevo León, Samuel García, and local authorities, Mercado Libre announced that it will have a new distribution center in Escobedo , which will increase the company’s logistics capacity in the country.

• Omar Ramírez, director of operations, shared through his networks that this project is expected to inject more than 180 million dollars (mdd) , an amount that adds to the 325 million dollars that had been projected in the entity when Meli began operations in the state in 2021.

“More infrastructure, more jobs and more opportunities for entrepreneurs and the people of Nuevo León: Mercado Libre’s commitment will continue to grow,” wrote the executive.

He also explained that his center in Apodaca employs 1,700 people , so they estimate that with the opening of the new cedis, the Yellow Marketplace will employ a total of 3,300 people in Nuevo León.

According to what David Geisen, general director of Mercado Libre Mexico, shared last August, in 2024 alone,  Meli’s investment in the country increased 48% compared to last year , with an investment announcement of 2.45 billion dollars this year.

Mercado Libre has a logistics network that includes  nine fulfillment centers  and 90 logistics facilities , which allow for same-day delivery in 24 cities; as well as  900 electric vans  that minimize their impact on the environment.

With this new infrastructure, Omar Ramírez assured that they will continue to guarantee a “ high quality service, reduce geographic gaps, offer simple returns, and increase our offer of millions of products for rapid distribution, benefiting both buyers and sellers .”

“We reaffirm our commitment to growth in the country, because when Mexicans grow, Mercado Libre and Nuevo León grow as well,” Ramírez concluded.

Since 2021, Grupo Marva ( Top 100 del Autotransporte® ) made the decision to venture into electromobility as a long-term strategy and contribute to the decarbonization of transport . Since then, various achievements have been recorded along the path set.

In 2022, Marva announced at Expo Transporte ANPACT the acquisition of the largest fleet of electric tractor trucks, through the alliance with BY Deléctrica , distributor of Chinese-origin BYD equipment.

In the strategic alliance with BY Deléctrica in 2023, the first charging hub for heavy equipment was installed , located in Tultitlán, State of Mexico, and which would serve to trace the route of the charging points in conjunction with Marva. Today there are charging facilities in Puebla, Salamanca (Gto.), Aguascalientes and Monterrey (NL).

Now in mid-November 2024, Marva has achieved the milestone of exceeding one million kilometers traveled with its fleet of 50 electric tractor-trailers, which translates into reducing 1,550 tons of CO2 into the environment.

Achieving this historic moment is the result of operating 130 thousand tons of different loads where it has achieved active collaboration with companies that have aligned interests with Grupo Marva, such as Ford , Hapag-Lloyd , Amazon , P&G , Nissan and Mercado Libre , where they have assumed an active role in the drive towards greener logistics.

“These types of collaborations not only benefit our clients, but also create a positive impact that extends to the whole of society. We are committed to continuing to promote this structural change,” said Manuel Lastiri, commercial executive of Grupo Marva.
