The Mexican Association of Real Estate Investment Trusts (AMEFIBRA) reported progress in environmental, social and governance (ESG) matters ; however, the sector still has opportunities to increase the resources allocated to sustainability initiatives, particularly in the environmental and social areas.

During the presentation of the sector’s sixth annual sustainability report, Jorge Ávalos , president of AMEFIBRA, highlighted that ESG criteria have ceased to be merely a compliance agenda and have become strategic elements for risk management, strengthening competitiveness, and generating long-term value.

The report compiles the results of 15 Real Estate Investment Trusts (FIBRAs) , which together have more than two thousand properties distributed in practically all states of the Mexican Republic.

Among the main advances, the report recorded a 36% growth in renewable energy generation compared to 2024, as well as a 10% reduction in water consumption.

In terms of sustainable infrastructure , 42% of the sector’s total gross leasable area has internationally recognized sustainability certifications. This area is equivalent to approximately 14 million square meters, according to the figures presented.

In the social sphere, women represent 50% of the employees of the participating FIBRAs, while in terms of financing, 40% of these trusts used sustainable instruments during 2025, for an amount close to 61 billion pesos.

According to Ávalos, these results reflect significant progress, although they also highlight the need to continue strengthening sustainability practices and risk management in the face of future challenges.

Financing, the next challenge

Beyond compliance with standards and questionnaires requested by institutional investors, Ávalos argued that the sector should promote greater economic participation from those who provide capital to FIBRAs to expand the reach of their environmental and social initiatives.

The executive pointed out that the nature of these investment vehicles, which generally distribute a high proportion of their resources among the holders, makes it necessary to look for alternatives to finance sustainability projects without compromising their performance.

“I think we also need to involve those who fund us,” he said.

In that sense, he proposed promoting a new narrative in the relationship between FIBRAs and their investors, so that sustainability is not limited to the measurement of indicators, but also translates into resources to develop initiatives of greater scope.

Ávalos considered that the sector has solid corporate governance structures, so the next step is to deepen environmental and social efforts .

The goal, he noted, is for FIBRAs to expand their contribution in both areas and consolidate sustainability as a business conviction, as well as a component of compliance and access to financing.
