<p><span dir="auto">The growing </span><strong><span dir="auto">industrial activity</span></strong><span dir="auto"> in northern Mexico continues to drive investments related to the transportation and distribution of commercial vehicles.</span></p>
<p><span dir="auto">In that context, </span><a href="https://www.magna.com/es"><span dir="auto">MAGMA Automotive Mexico</span></a><span dir="auto"> , the exclusive distributor of </span><a href="https://www.dongfengtruck.com.mx/"><span dir="auto">Dongfeng</span></a><span dir="auto"> for commercial vehicles, opened new dealerships in </span><strong><span dir="auto">Saltillo and Torreón, in Coahuila</span></strong><span dir="auto"> , the company reported in a statement.</span></p>
<p><span dir="auto">The new facilities are located in the </span><strong><span dir="auto">Saltillo Industrial Park in Ramos Arizpe and the Las Américas Industrial Park in Torreón</span></strong><span dir="auto"> , two areas with a high concentration of manufacturing and logistics operations. According to the company, these locations allow for direct access to industrial corridors and routes used for the movement of goods in the region.</span></p>
<blockquote><p><span dir="auto">Coahuila has established itself as one of the country&#8217;s main manufacturing hubs, particularly in the automotive industry, where a significant network of suppliers and assembly plants generates a constant flow of freight transport. Meanwhile, Torreón maintains a key role as a connection point between northern, central, and Bajío regions of Mexico.</span></p></blockquote>
<p><span dir="auto">Philipp Heldt, general manager of MAGMA Automotive Mexico, noted that the openings respond to the need to strengthen the brand&#8217;s presence in strategic regions for the mobility of goods and passengers.</span></p>
<blockquote><p><span dir="auto">“These openings respond to the need to be closer to our customers in key logistics regions. The north of the country is fundamental for the transport of goods and passengers,” he stated.</span></p></blockquote>
<p><span dir="auto">The new dealerships will offer commercial vehicles, including pickups, vans, and light and medium trucks, as well as after-sales services, maintenance, </span><strong><span dir="auto">spare parts, and technical support backed by the brand&#8217;s national distribution center</span></strong><span dir="auto"> .</span></p>
<p><span dir="auto">With this expansion, Dongfeng strengthens its presence in one of the country&#8217;s most dynamic industrial regions, where manufacturing and logistics activity continues to demand transportation solutions for the mobility of goods and products.</span></p>

<p><span dir="auto">With this conviction, 501RT now maintains disruption in the market and becomes the first transportation company in Coahuila to be a safe space for women, by signing with the </span><a href="https://www.smujerescoahuila.gob.mx/"><span dir="auto">State Secretariat for Women</span></a><span dir="auto"> , </span><strong><span dir="auto">the collaboration agreement for the establishment of a Violet Point</span></strong><span dir="auto"> .</span></p>
<p><span dir="auto">The agreement, signed in an inter-institutional manner with the participation of the Secretariat of Citizen Linkage, Social Innovation Projects and Public Productive Investment; the Secretariat of Public Security, the Secretariat of Women, the Attorney General&#8217;s Office of the State and the company 501RT, </span><strong><span dir="auto">aims to create safe and accessible spaces for women, adolescents and girls who are in a situation of violence</span></strong><span dir="auto"> .</span></p>
<blockquote><p><span dir="auto">From the perspective of the Secretary of Women, Mayra Lucila Valdés González, the Violet Points represent one of the most important strategies of the state government to bring institutional protection closer to the daily lives of women, by being located in public and private spaces where they can receive timely support.</span></p></blockquote>
<p><span dir="auto">In addition to the physical spaces of protection, the Violet Points are symbols of a public policy </span><strong><span dir="auto">committed to the dignity, safety and human rights of women</span></strong><span dir="auto"> , having trained personnel and action protocols that allow an immediate response to risk situations.</span></p>
<p><span dir="auto">“ </span><strong><span dir="auto">Violence against women cannot and should not be normalized</span></strong><span dir="auto"> . That is why, from the state government, we are working to ensure that women know they are not alone, that safe spaces exist, and that there is an institutional network ready to support them, protect them, and refer them to receive comprehensive care,” Mayra Valdés explained.</span></p>
<blockquote><p><span dir="auto">Meanwhile, Alan León, CEO of 501RT, emphasized the company&#8217;s social commitment by joining this initiative, highlighting that the installation of the Violet Point aligns with the five pillars that govern the company&#8217;s philosophy: faith, gratitude, teamwork, family, and a spirit of service.</span></p></blockquote>

<p>La región noreste de México, donde se llevará a cabo el <a href="https://etylmx.com/">ETYL MTY 2025</a>, se ha consolidado como un pilar fundamental de la economía nacional, especialmente en el comercio exterior y la logística. <strong>Su ubicación y vocación industrial la posicionan como una zona estratégica en el intercambio comercial transfronterizo</strong>, siendo una de las principales puertas de entrada y salida de mercancías hacia y desde Estados Unidos, en el contexto de la relocalización de líneas productivas en el país (<em>nearshoring</em>).</p>
<p><strong>Nuevo León, Coahuila y Tamaulipas</strong>, forman parte de dicha zona. Estas tres entidades se encuentran entre<strong> los primeros lugares de contribución al valor total de las exportaciones del país, con una participación de 28.5%</strong> de las ventas externas de México, principalmente de productos como maquinaria, vehículos y electrónicos.</p>
<p><strong>En el segundo trimestre de 2025 (2T25), Coahuila exportó el equivalente a 17 mil 733.5 millones de dólares (mdd)</strong>, un 0.4% más que en el mismo periodo de 2024. Esto representó 12.1% de la participación de los envíos de mercancías al extranjero, y colocó a la entidad en la segunda posición a nivel nacional de exportaciones, de acuerdo con el <a href="https://www.inegi.org.mx/">Instituto Nacional de Estadística y Geografía (Inegi)</a>.</p>
<p>En el ciclo, <strong>Nuevo León sumó 14 mil 471 mdd por concepto de exportaciones</strong>, lo que significó un alza del 5% respecto a igual lapso de 2024, y también representó una participación de 9.8 por ciento. Este desempeño situó al estado en el tercer lugar en el total de las exportaciones del país.</p>
<p>En el 2T25, <strong>Tamaulipas ocupó la sexta posición a nivel nacional en cuanto a su actividad exportadora, con nueve mil 761.5 mdd</strong>, un incremento del 5.7% sobre el mismo periodo del año pasado, alcanzando una participación del 6.6% de los envíos de productos al extranjero.</p>

<p>Los tres estados también destacaron en la captación de <strong>Inversión Extranjera Directa (IED)</strong> en el segundo trimestre del año.</p>
<p><span dir="auto">According to data from the </span><a href="https://www.gob.mx/se"><span dir="auto">Ministry of Economy (SE)</span></a><span dir="auto"> , </span><strong><span dir="auto">Nuevo León</span></strong><span dir="auto"> ranked second in Mexico as the largest recipient of FDI, attracting </span><strong><span dir="auto">$3.032 billion during the period</span></strong><span dir="auto"> . </span><strong><span dir="auto">Coahuila attracted $845.1 million</span></strong><span dir="auto"> , placing it in ninth place, and </span><strong><span dir="auto">Tamaulipas attracted $457.2 million</span></strong><span dir="auto"> , ranking 12th in the country in 2Q25.</span></p>

<p><span dir="auto">Meanwhile, according to INEGI, </span><strong><span dir="auto">Nuevo León&#8217;s Gross Domestic Product (GDP) was 1.99 trillion pesos</span></strong><span dir="auto"> , an annual growth of 3.48%. </span><strong><span dir="auto">Coahuila&#8217;s GDP was 929.917 billion pesos</span></strong><span dir="auto"> , which represented an annual contraction of 0.63%. In turn, </span><strong><span dir="auto">Tamaulipas&#8217; economy in 2023 was 749.223 billion pesos</span></strong><span dir="auto"> , a variation of -0.04% in said period.</span></p>

<h4><strong><span dir="auto">ETYL MTY 2025, consolidated in the northeast</span></strong></h4>
<p><span dir="auto">Under this economic context, the <a href="https://etylmx.com/">Transportation and Logistics Meeting (ETYL) 2025 </a></span><strong><span dir="auto">will be held on October 15 and 16 </span></strong><span dir="auto"><strong>in Monterrey, Nuevo León</strong> , a forum organized by  <a href="https://t21.com.mx/">Grupo T21</a>  that will bring together <strong>leaders of the sector</strong> and more than 250 attendees at the <strong>Hotel Presidente Intercontinental Monterrey</strong> .</span></p>
<p><span dir="auto">This will be the 23rd edition of ETYL, and the fifth consecutive one held in Monterrey. <p><span>The </span><a href="https://ciac.mx/"><strong><span>Coahuila Automotive Industry Cluster (CIAC)</span></strong> </a><span>was not born with the strength of other similar organizations in Mexico; for years, it operated as an extension of that of Nuevo León, without its own structure, and it was only six years ago that it was formally established and began to chart its own course, according to its president, </span><strong><span>Lourdes (Lulú) Cobos</span></strong><span> .</span></p>
<p><span>Today, the cluster is working to consolidate itself as an industrial hub with its own identity, more affiliated companies, and a stronger network of </span><strong><span>academic collaboration</span></strong><span> .</span></p>
<p><span>With 60 member companies, the organization represents nearly 110,000 jobs in the state. Still, its president believes its potential is far from exhausted. Upon her arrival in January 2025, the priority is to attract more companies from the region, both manufacturers and suppliers, and to professionalize the internal committees that address technical, strategic, and </span><strong><span>university outreach</span></strong><span> issues .</span></p>
<p><span>One of the central pillars is strengthening relations with </span><strong><span>universities in Coahuila</span></strong><span> . The cluster&#8217;s council, which includes rectors from key institutions, promotes </span><strong><span>dual training</span></strong><span> models and provides feedback on educational programs based on the needs of companies.</span></p>
<p><span>This collaboration allowed for the updating of technical and administrative careers, integrating topics such as </span><strong><span>electromobility</span></strong><span> , </span><strong><span>foreign trade </span></strong><strong><span>and finance</span></strong><span> .</span></p>
<p><span>The president </span><strong><span>(the first woman to lead the cluster)</span></strong><span> gave new impetus to the organization&#8217;s vision for the future. Her appointment was supported by a predominantly male board, which championed leadership with a different perspective, focused on inclusion and collaborative work.</span></p>

<p><span>From their perspective, the growth of </span><strong><span>electromobility in Mexico</span></strong><span> continues, albeit at a slower pace than projected years ago. The cluster&#8217;s commitment is not limited to electrification, but to a broader goal: </span><strong><span>the </span></strong><strong><span>decarbonization of the automotive industry</span></strong><span> .</span></p>
<p><span>For Cobos, this must be a shared goal for the entire manufacturing community, both for environmental sustainability and corporate responsibility.</span></p>
<p><span>In addition to industrial development, the director seeks to pave the way for more women within the sector. She believed her role could inspire other female managers, directors, and academics to get involved in similar organizations.</span></p>
<p><span>More than a challenge, he sees it as an opportunity to demonstrate that teamwork and </span><strong><span>diversity in the automotive industry</span></strong><span> strengthen any collective project.</span></p>
<p><span>Cobos &#8216;s term </span><strong><span>as head of Coahuila&#8217;s automotive cluster</span></strong><span> is two years. Although the road is still long, the foundation has been laid: more active committees, closer academic relationships, and a clear growth strategy to position </span><strong><span>Coahuila as a leading automotive industry</span></strong><span> , not only as an export powerhouse, but also as a community with its own voice.</span></p>
<p><span>With the foundations now laid, the challenge now will be to sustain growth, maintain collaboration between industry and academia, and make the cluster a meeting point for strategic decisions in the sector. <p><strong>The booming growth of the industrial real estate market</strong> in northern Mexico, driven by the relocation of production lines <em>(nearshoring)</em> , has led sectors such as diverse manufacturing and the automotive industry to seek to establish themselves in Saltillo, Coahuila, and Ciudad Juárez, Chihuahua.</p>
<p>According to a statement from <a href="https://www.cbre.com.mx/">CBRE</a> , a consultancy in office and industrial real estate spaces, in the metropolitan area of ​​Saltillo, these industries added more than 92 thousand square meters (m2 <sup>)</sup> of gross absorption or commercialized spaces during the <strong>second quarter of 2024</strong> .</p>
<p>The continued demand for space, as well as the delivery of pre-leased buildings, brought the quarterly net absorption to 134 thousand m2 <sup>,</sup> with the half-yearly accumulation reaching 300 thousand m2 <sup>.</sup> The Ramos Arizpe submarket remains the most dynamic in the city, <strong>concentrating 60% of the demand during the first half of the year</strong> .</p>
<p>The Saltillo industrial market ended the first half of the year with an inventory of <strong>4.69 million m2 <sup>and</sup> </strong>the new supply accumulated more than 292 thousand m2 <sup>during</sup> the first half of 2024. Of the total new spaces delivered, only 10 thousand m2 <sup>were</sup> integrated into the available inventory.</p>
<p>At the end of the second quarter of the year, Saltillo&#8217;s inventory registered an <strong>increase of 125 thousand m2 <sup>,</sup></strong> closing with 4.7 million m2 and an annual increase of 12.6 percent. The Ramos Arizpe industrial corridor continues to dominate the market, as it represents 66% of the total existing inventory, 82% of the new supply delivered and 56% of the current construction activity.</p>
<blockquote><p>These figures have been driven by the creation of new formal jobs at the end of May, which in Coahuila was 21 thousand positions, according to the <a href="https://imss.gob.mx/">Mexican Social Security Institute (IMSS)</a> , which has placed this state in sixth place nationwide in this matter.</p></blockquote>
<p>Another indicator is the increase in Foreign Direct Investment (FDI), which totaled <strong>more than 921.4 million dollars (mdd) in 2023</strong> in various projects, according to the Ministry of Economy. This amount represented 2.6% of the national total, as well as an annual increase of 5.6 percent.</p>
<p><strong>Diverse manufacturing</strong> is positioned as the industrial sector with the highest demand in Saltillo and its metropolitan area at the end of the second quarter of 2024; it was followed by the <strong>automotive manufacturing</strong> sector with an additional 36 thousand m² of demand.</p>
<p>Regarding the country of origin of these investments, the <strong>United States (43%), Canada (20%) and China (19%)</strong> lead in gross demand.</p>
<p><strong>Demand for industrial parks in Ciudad Juárez on the rise</strong></p>
<p>Demand for such spaces has also grown in Ciudad Juárez; in the second quarter of 2024 alone, <strong>it closed with 15,000 m² of net absorption</strong> and accumulated so far this year of 226,700 m², which meant the second largest mid-year net absorption ever recorded.</p>
<p>In the same quarter of this year, it closed with 445 thousand square meters of space under construction, of which 315 thousand m² are speculative.</p>
<p>Completed projects accounted for the majority of absorption in the reference period, although while new vacant inventory has been delivered and more space is being built, the market remained tight as most leasing is occurring within new <strong>construction</strong> .</p>
<p>There is limited second-generation space available and activity outside of renovations is minimal, plus <strong>there are 31 speculative buildings available</strong> or under construction across the city.</p>
<p>Industrial demand for market space is in the size range of 3,700 m2 <sup>to</sup> 28,000 m2 <sup>,</sup> and <strong>electronics and electrical and medical equipment manufacturing are almost 50% of the demand, driven by <em>nearshoring</em></strong> .</p>
<p>To foster dialogue on the opportunities presented by <em>nearshoring</em> , Grupo T21 will organize the <a href="https://etylmx.com/">Transportation and Logistics Meeting (ETYL)</a> on October 9 and 10 in Nuevo León. With the central theme “Maximizing logistics opportunities with <em>nearshoring</em> ,” this event will bring together important industry leaders in Mexico.</p>

GDP per capita and GDP growth have registered significant increases; however, in other areas, there have been declines, especially in health, with an increase in morbidity from respiratory diseases and infant mortality across the country.</p>
<p>This report reveals that <strong>Mexico City has been crowned the most competitive state</strong>, thanks to its outstanding infrastructure and high level of education. <strong>Baja California Sur and Coahuila also stand out</strong>, showing strong performance in various economic and social indicators.</p>

<p>The ICE 2024 uses <strong>50 indicators grouped into six sub-indices</strong> to evaluate the competitiveness of each state. Thus, we have:</p>
<p><strong>Innovation and Economy</strong>: Chihuahua stands out for its high proportion of exports and economic complexity, while Oaxaca ranks last.</p>
<p><strong>Infrastructure</strong>: Mexico City is the best connected, with an outstanding rate of point-of-sale terminals and mobile banking usage. Chiapas, on the other hand, shows poor results in access to mobile telephony and internet.</p>
<p><strong>Labor Market</strong>: Mexico City has one of the highest average incomes for full-time workers and the highest level of education. Chiapas ranks last in average income and female labor participation.</p>
<p><strong>Society and Environment</strong>: Mexico City leads in life expectancy and availability of hospital beds, while Hidalgo ranks last in access to health services.</p>
<p><strong>Law</strong>: Coahuila stands out for its low crime rates and high perception of security, unlike Zacatecas, which has the lowest results in these aspects.</p>
<p><strong>Political System and Governments</strong>: Yucatán is distinguished by its regulatory improvement and low perception of corruption, while Baja California has the lowest results in citizen participation and financial transparency.</p>

<p>The ICE 2024 uses <strong>50 indicators grouped into six sub-indices</strong> to assess the competitiveness of each entity. Thus, we have that:</p>
<p><strong>Innovation and Economy:</strong> Chihuahua stands out for its high proportion of exports and economic complexity, while Oaxaca ranks last.</p>
<p><strong>Infrastructure:</strong> Mexico City is the best connected, with a prominent rate of point-of-sale terminals and mobile banking usage. Chiapas, on the other hand, shows low results in access to mobile telephony and internet.</p>
<p><strong>Labor Market:</strong> Mexico City has one of the highest average incomes for full-time workers and the highest level of education. Chiapas ranks last in average income and female labor force participation.</p>
<p><strong>Society and Environment:</strong> Mexico City leads in life expectancy and availability of hospital beds, while Hidalgo ranks last in access to health services.</p>
<p><strong>Law:</strong> Coahuila stands out for its low crime rates and high perception of security, unlike Zacatecas, which has the lowest result in these aspects.</p>
<p><strong>Political System and Governments:</strong> Yucatán is distinguished by its regulatory improvement and low perception of corruption, while Baja California has the lowest results in citizen participation and financial transparency.</p>

<p>Regarding the <strong>entities preparing for elections</strong> such as Mexico City, Chiapas, Guanajuato, Jalisco, Morelos, Puebla, Tabasco, Veracruz, and Yucatán, the report highlights that they face specific challenges in security and the labor market, among others.</p>

<p>As a result, <strong>IMCO proposes a series of strategies to boost competitiveness at the state level,</strong> among which stand out the creation of state agencies to promote nearshoring. Developing strategies to improve <strong>access to telecommunication services and the internet,</strong> fostering relationships between industries and educational institutions, promoting the use of digital media for reporting and judicial processes, <strong>improving access to healthcare services</strong>, and focusing public debt on local productive projects.</p>
<p>The IMCO&#8217;s 2024 State Competitiveness Index offers a detailed overview of the strengths and weaknesses of Mexico&#8217;s federal entities. As the country recovers from the pandemic, the report underscores the need for local public policies that address the specific challenges of each region, promoting equitable and sustainable growth nationwide.</p>
