<p><a href="https://www.fibramty.com/"><span dir="auto">Fibra Mty</span></a><span dir="auto"> , a real estate investment trust, showed solid performance in the second quarter of 2025 (2Q25), highlighted by acquisitions that strengthened its industrial portfolio.</span></p>
<p><span dir="auto">According to its 2Q25 earnings report, on April 9, </span><strong><span dir="auto">it completed the acquisition of an 82,251 square meter (m²)</span></strong><span dir="auto"> Gross Leasable Area (GLA) industrial property in León, Guanajuato, fully leased to </span><a href="https://www.mercadolibre.com.mx/a/store/seagate"><span dir="auto">Mercado Libre</span></a><span dir="auto"> , for US$106 million. This transaction positioned the e-commerce company as the most significant tenant within Fibra Mty&#8217;s portfolio.</span></p>
<p><span dir="auto">On July 15, </span><strong><span dir="auto">the company formalized the acquisition of the last two warehouses in its &#8220;Batach&#8221; portfolio</span></strong><span dir="auto"> in Nuevo León, for a total of $73.4 million. Both properties are already occupied and generating revenue.</span></p>
<p><span dir="auto">In a statement, Fibra Mty reported that, as of June 30, 2025, </span><strong><span dir="auto">it recorded total assets of more than 43.814 billion pesos (mdp)</span></strong><span dir="auto"> , composed primarily of 4.136 billion mdp in cash and more than 37.963 billion mdp in investment properties. With a debt level of 26%, the company has the capacity to invest up to an additional 500 million dollars (mdd) in the industrial sector, without exceeding its target leverage level of 35 percent.</span></p>
<p><span dir="auto">The firm closed 2Q25 with a </span><strong><span dir="auto">portfolio of 118 properties, of which 94 are industrial, 18 for office use, and six for commercial use</span></strong><span dir="auto"> , with a GLA of 1,990,266 m², as well as an occupancy rate of 95.4 percent.</span></p>
<blockquote><p><span dir="auto">Average rent was $6.2 per square meter for industrial warehouses, $20 per square meter for corporate offices, and $8.6 per square meter for commercial properties, according to the company&#8217;s second-quarter 2025 earnings report.</span></p></blockquote>
<p><span dir="auto">In terms of financial results, </span><strong><span dir="auto">total revenue for this cycle was 845.2 million pesos</span></strong><span dir="auto"> , an increase of 34.9% compared to the same period in 2024. Net Operating Income (NRI) reached 767 million pesos, which represented a growth of 36.6% compared to the second quarter of last year.</span></p>
<p><span dir="auto">During 2Q25, 18,200 m² of stabilized GLA were delivered in Saltillo, Coahuila, and </span><strong><span dir="auto">progress was made in negotiations to develop an additional 43,400 m² in Monterrey, Nuevo León, and Saltillo</span></strong><span dir="auto"> , of which 36,000 m² already have signed contracts. In the office segment, occupancy increased 390 basis points to 76.9%, driven by a new contract for 7,000 m² in Monterrey.</span></p>
<blockquote><p><span dir="auto">The acquisition </span><em><span dir="auto">pipeline</span></em><span dir="auto"> exceeded $850 million, with more than 90 industrial properties totaling nearly one million square meters of GLA, currently under analysis and negotiation in key markets such as </span><span dir="auto">Monterrey; Ciudad Juárez, Chihuahua, and the Bajío region.</span><span dir="auto"> This is in addition to the addition of $110 million in credit lines.</span></p></blockquote>
<p><span dir="auto">The company was recognized with the Gender Equality Award by the </span><a href="https://www.imef.org.mx/"><span dir="auto">Mexican Institute of Finance Executives (IMEF)</span></a><span dir="auto"> and </span><a href="https://www.mujeresenfinanzas.mx/"><span dir="auto">Women in Finance (MEF)</span></a><span dir="auto"> , reported Jorge Ávalos Carpinteyro, CEO of Fibra Mty, who emphasized that &#8220;we are well on our way to meeting our annual results guidance once again.&#8221;</span></p>
