FIBRA Prologis together with its sponsor Prologis Inc , has begun to generate clean solar energy on a property of almost 400 thousand square feet (just over 37 thousand square meters) in Mexico City (CDMX), serving clients such as CEVA Logistics and Maersk, according to a company news release.
With a generation capacity of 0.5 megawatt (MW) and a useful life of 20 years, this initiative is part of an ambitious plan to produce 30 MW of solar energy in Mexico before the end of 2024, contributing to the goal of zero emissions net of FIBRA Prologis.
As the press release explains, energy supply is a critical challenge for the growth of the industrial real estate sector in Mexico. The alliance with Prologis Inc. seeks to mitigate energy restrictions, allowing FIBRA Prologis to maintain its expansion and differentiation strategy in the market.
In addition to addressing the energy issue , the company announced that, since the first quarter of the year, FIBRA Prologis has recorded impressive increases in its operating metrics :
- Increase in effective net rent , since leases started in the first two months of the quarter show an increase of 59 percent. A record for the portfolio.
- Signed Renewals, which recorded an increase of 65 percent.
- Leasing Activity, as there are more than 1 million square feet of new leasing in the first two months of the quarter, with a retention rate greater than 75 percent.
Jorge Girault, Senior Vice President and Chief Financial Officer of FIBRA Prologis, commented that “solid market conditions highlight our team’s ability to increase rents and cash flows, providing value to our investors.”
